We were appointed as Owner representatives and Asset Managers and have carried out these services to the satisfaction of owner with solid growth over the years in a very large and well respected hotel asset in central London.

Our engagement in this project included pre acquisition due diligence work and once acquired full Asset Management services.

HotelAdvice took charge in late 2007 and recommended owner not to renew an expiring Hotel Management Agreement and provided owner with a full Hotel Turnaround plan by de-branding the hotel,

This is precisely where we believe an experienced advisory or project management team with ability to support you “hands on” all the way, is vital to the success of your project.

HotelAdvice, at times together with its parent company HCA Hospitality Group, has successfully completed many refurbishment and Property Improvement Plans ”PIP” projects for independent hotels to large brands including but not limited to assets such as Waldorf Hilton, Hilton London Paddington, Hyatt Regency Birmingham, DoubleTree by Hilton, Lisbon – Fontana Park and Hilton London Euston. Our team has substantive experience in the coordination and/or project management of large development plans and consultation in relation to new hotel and resort projects in a couple of cases with construction budgets in excess US$100mill.

Critical preparations, due diligence and considerations are required prior to any new development or refurbishment & our team perform a comprehensive approach covering yielding of square footage, positioning in market, target clientele, ensuring concept planning is to create efficient and sustainable operations, potential brand standard considerations/ waivers, consultant selections and so forth – all following a feasibility study to match the project size. The objective is always to assist in designing hotel developments ensuring operational efficiency and ROI as the main target.

During Concept planning and construction phases, we ensure cost control and capital spend is minimised unless future operational gains overrules, strategic decision making, liaison with brand/operator if required. A number of key considerations for any developer or owner, but any hotel development requires a varied number of hotel knowledge and skills set to ensure future profitability and asset value enhancements.
