We were appointed as Owner representatives and Asset Managers and have carried out these services to the satisfaction of owner with solid growth over the years in a very large and well respected hotel asset in central London.

HotelAdvice took charge in late 2007 and recommended owner not to renew an expiring Hotel Management Agreement and provided owner with a full Hotel Turnaround plan by de-branding the hotel,

4 star deluxe Birmingham hotel in the 250-500 bedroom category

Our engagement in this project included pre acquisition due diligence work and once acquired full Asset Management services. The initial work with the existing brand was to work on refurbishing the asset and improve operational efficiency and achieve better conversion to profits and the hotel had stagnated over some years in terms of both revenues and profit levels.

During our just over 6 years involvement, the hotel improved in all aspects of trading, better conversion to profits in both rooms and F&B departments, whilst maintaining the good standards from the initial refurbishment and adding a new champagne bar and Amala Spa to the hotel.

  • Profits growth from year of appointment year to year 6 by 47%
  • Revenue growth during the same period by 36%
  • Improved conversion to GOP from 39% to 42%

Unfortunately we are no longer involved with this hotel as it changed ownership.
